Getting Started: How to Build Your Dream
Okay. You’re ready to build your dream home. But where do you begin? Like so many other things in life, “it all depends.” Some people find and secure their lot prior to designing and bidding their construction project. Others have a dream home already in mind and look for a lot after they finalize their design plans.
Of course, there is more to it than that, but it is critical to know what you want to build and where you want to build because the two do not always go together.
Often what you want to build determines where you can build, and vice-versa. Let’s begin here.
What to Build

Select a Home Style
You need to decide on the style and architectural design of your home. Traditional or modern? Brick, stone or cedar shake? Open floor plan? So many choices. Most people know what they like when they see it, so take the time to know what you like, in general, before moving on. -
Select or Develop House Plans
Start with a general floor plan for ideas on how your home will be designed. Perhaps there is an existing plan that meets your design? Or ask an architect to tweak or customize a plan, or fully design a custom plan. -
Develop Detailed Construction Specs
Developing detailed construction specs is the most important task you will undertake.
You need to be as detailed as possible. Basically, the construction specification plan details the number of rooms, type windows and doors, type flooring, type trimming, type heating and cooling, etc. The construction specs define how your home will be constructed and designed. You will also need spec sheet to bid the project and obtain construction financing. -

Where to Build

View New Developments
Builders will often have lots for sale in communities where home building plans are in place. You will be able to situate your home in an established development. -
Search Classified Ads
Many lots and raw land are posted via classified sections of the local paper, or specialty real estate magazines available for free. -
Hire an Agent or Lot Broker
Many real estate agents have access to communities and lots that are available for sale. -
Don't forget to appraise the value of your lot.
Complete a neighborhood comparison before you buy. -
